      <Abstract>Commercial building projects nowadays must be cheaper, greener, and high-performing which is creating pressure on the building sector.  The application of Value Engineering (VE) is a systematic method of increasing functionality and reducing unnecessary costs without affecting quality. Through the case study of a commercial construction project, this paper presents an investigation into the use of VE approaches. The article focuses on three VE measures which are substituting conventional fa__ampersandsignccedil;ade with Building Integrated Photovoltaic (BIPV) panels, adopting spray plastering instead of conventional plastering process and using zeolite as partial replacement of cement in plastering works.
